Two things sit on top of these figures. Most roofers charge a minimum of $150 to $300 per visit, and labor runs about $40 to $100 an hour, according to HomeGuide, so a quick fix rarely costs less than the minimum. And damage inside the house, such as wet insulation or a stained ceiling, is a separate job from the roof repair, often for a different trade.

Roof leak repair: what you’re paying for

Most of the work in a leak repair is finding the leak. The stain on your ceiling is rarely under the hole: as the National Roof Certification and Inspection Association puts it, water can travel along beams and behind walls before it shows up. A roofer traces it back, usually to one of the usual suspects: cracked or missing shingles, failed flashing or seals around vents, chimneys and skylights, or exposed fasteners that have rusted.

A fair leak quote says where the water is getting in and how it will be fixed, not just “repair leak”. If the roofer can’t find the source on the first visit, ask how a return visit is charged. A leak with no damage inside usually costs $360 to $1,550 to fix, but one that has been running for months may have rotted decking, which adds to the bill.

Take photos of the stain, the attic and the roof before anything is touched. If the leak turns out to be storm damage, they’re the start of an insurance claim.

Is the repair worth it?

A useful way to judge a repair quote is to compare it with the price of a new roof. A new architectural shingle roof on a typical 2,000 sq ft house costs about $10,350 to $17,250, according to our roof cost guide. Here’s what common repair bills are as a share of that.

Repair bills as a share of a new shingle roof on a 2,000 sq ft house
Repair billShare of a new roof
$5003–5%
$1,2007–12%
$3,00017–29%
$6,00035–58%

A repair of a few percent is almost always worth doing. Once a single repair, or a run of them, reaches a third of the price of a new roof or more, it’s worth getting a replacement quote at the same visit, especially if the roof is near the end of its life. Architectural shingles usually last 25 to 30 years, as our guide to how long a roof lasts explains. Our repair vs replacement guide goes through the decision in full, and for metal roofs, see what a metal roof costs.

Emergency roof repair: the first few hours

If water is coming in, stay off the roof until the weather has passed; wet roofs and wind are how people get hurt. Inside, catch the water, move what you can, and take photos of everything before you clean up.

Then call a roofer directly and ask for a tarp to cover the damage until it can be repaired. HomeGuide puts emergency tarping at about $1 to $2.80 per square foot of roof covered. If the damage came from a storm or a falling tree, call your insurer next, and keep the receipt for the tarp.

Our quote form isn’t a 24-hour emergency line, and we can’t promise how fast a roofer will respond. Once the roof is covered, come back and use the calculator above to request quotes for the permanent repair. Our guide to getting your roof paid by insurance covers what happens next if you’re claiming.

Roof inspection cost

A roof inspection costs about $100 to $400, according to HomeGuide, and the calculator above gives $120 to $350 if you choose “Roof inspection”. Some roofers inspect for free when they’re quoting a repair or replacement, so it’s worth asking before you pay for one. A paid inspection makes sense when you’re buying a house, filing an insurance claim, or want an opinion from someone who isn’t quoting the work.

How to check a repair quote

Ask what’s causing the problem, not just where it shows. Ask whether you’re getting a patch or a proper repair, such as sealant on old flashing or new flashing, and what the repair warranty covers. Ask for photos before and after, since you can’t easily check the work from the ground. Compare the price with the table above, and if two roofers disagree about the cause, that’s worth a third opinion. Our list of questions to ask a roofer covers the rest.

Questions about roof repair costs

A leak with no damage inside the house usually costs $360 to $1,550 to repair, according to HomeAdvisor. If water has soaked insulation or ceiling drywall, that’s a separate bill, and the longer a leak runs, the more likely it is.
About $100 to $400, according to HomeGuide. Some roofers inspect for free when they’re quoting a repair or a replacement, so ask before you book a paid inspection.
Usually only if the damage was sudden, such as wind, hail or a falling branch, and not wear and tear. Take photos before anything is repaired. Our guide to getting your roof paid by insurance explains the process.
Repair it if the problem is in one place and the roof has years left. If repair bills are adding up to a large share of what a new roof costs, or the roof is near the end of its life, get a replacement quote too. Our repair vs replacement guide goes through the decision.
Yes. Requesting quotes here costs nothing, and you’re never charged for the estimates roofers send back. The price of the repair itself is set by the roofer you choose, not by us.
