Two things move an Austin quote more than the shingle brand. The first is roof area. Pitch and overhangs make a roof 15 to 30 percent larger than the floor it covers, and steep roofs add more. Metal roofing in Austin: heat, hail and the fine print

Austin homeowners search for metal roofing more than people in any other Texas city we cover, about 2,400 times a month. A light-colored metal roof reflects far more of the summer sun than dark shingles, which helps an attic that would otherwise sit well above the outdoor temperature in July. A well-installed metal roof can also outlast two shingle roofs, so the higher price, about $8 to $16 per square foot against $5.50 to $9.50 for shingles, is spread over many more years.

Hail is where it gets complicated. Metal rarely leaks after a hailstorm, but it can dent, and that matters for insurance. Some Texas homeowners policies include a cosmetic damage exclusion, which covers hail that lets water in or stops the roof working but not dents that only change how it looks. Insurers often attach it in return for the discount on an impact-resistant roof. After a hailstorm, a dented roof that still keeps the rain out may not be covered. Before you choose metal, ask your agent two things: whether your policy has a cosmetic damage exclusion, and what you give up in exchange for the discount.

The panel type drives most of the price gap within metal. Standing-seam panels hide their fasteners and cost the most. Exposed-fastener panels are cheaper, but their screws and rubber washers break down after years of Texas sun and need checking. Thicker panels resist denting better than thin ones, so ask for the gauge in writing as well.

Who installs it matters as much as the panel. A crew that does mostly shingles and the occasional metal job will quote and install it very differently from a team that does metal every week. If a tree or a storm has opened up the roof, the first job is to stop more water getting in. A roofer can tarp it the same day, and most policies expect you to prevent further damage once it’s safe.
